The 54×84 pavilion is ideal for seated dinners up to 200 people. A Buffet Cocktail format allows for up to 250 Guests. Fee includes chairs and round guest tables. Indoor dining is available for up to 60 guests. Four cottages available for overnight accomodations.

Indulge yourself in one of our luxurious cottages for the ultimate experience in comfort. Enjoy your morning coffee on your porch overlooking the gardens, relax in your spacious, 550 square foot suite by the wood-burning fireplace or enjoy the peace and serenity of your private turret patio while sipping your glass of wine.

Link’s Utopia Bedroom*: Private master suite and bathroom on the main floor of the house. Fireplace, steam shower, private patio and in room mini refrigerator.
Good Night Irene: This tranquil suite on the main floor has access to patios, a queen size bed, private bathroom as well as a spacious closet.
Mabel Mae: An elegant upstairs room, with a queen size bed and multiple windows, has stunning views of the surrounding property. This room shares a bathroom with Honey Bee Pointe.
Honey Bee Pointe: This serene upstairs room, with a queen size bed, is attached to the second floor parlor overlooking the great room below with spectacular views of Lake St. Albans and The Missouri River. This room shares a bathroom with Mabel Mae.
Open Arms: This beautiful upstairs room, with a queen size bed, is attached to the second floor parlor overlooking the great room below with amazing views of The Missouri River and Lake St. Albans.This room shares a bathroom with Lewis and Clark.
Lewis & Clark: This bright upstairs room has a queen size bed and three windows for gorgeous views of the surrounding property. This room shares and bathroom with Open Arms.

All rooms come with a bottle of private label Old Barn Inn wine as well as a continental breakfast. A refrigerator is centrally located for beverage service including sodas, bottled water and assorted juices. Individual coffees can be brewed using our Keurig System.All prices are plus tax. Room Rental Fees are due upon booking to secure date. 7 day notice is required for cancellations. All refunds will be issued on a gift card. Notice less than 24 hours in advance will not receive a refund. Check in is between 2 p.m and 4 p.m. The Studio Inn has a 22% banquet service charge and Franklin County’s sales tax rate is currently 6.475%. This rate is subject to change upon voter approval.ǂFor private events, the rental of a shuttle is required. This is an additional cost, not included in the rental fee. LCD projector, screen and/or easel are available for an additional cost.

Facility Fee

Old Barn Inn or The Studio Inn at St. Albans requires a non-refundable, non -transferable facility fee payment to confirm the event date due at the execution of the contract.

The fee is NON-REFUNDABLE. Fees include 2 visits to the venue including either a 30 day or 90 day meeting in addition to one other visit after contract signing.  All visits must be by appointment.  If you’d like to access property more than this a $75 per hour fee applies to additional visits.   

Payment

All payments must be in the form of credit card, cashier’s check, money order, personal or company check.  If an overpayment has been made by the client, Old Barn Inn or The Studio Inn at St. Albans will issue a refund check within its current billing cycle.

Guarantee

Old Barn Inn or The Studio Inn at St. Albans must receive a guarantee of the exact number of guests expected at least fourteen (14) days prior to the event. Old Barn Inn or The Studio Inn at St. Albans will calculate the total event cost based upon this guarantee and the client will be responsible for 100% of this cost. If a guarantee is not received, Old Barn Inn or The Studio Inn at St. Albans will use the number of guests estimated on the contract as the guarantee. Old Barn Inn or The Studio Inn at St. Albans can accommodate up to a 5% increase in guests over the guaranteed number at an additional cost. The guaranteed number is not subject to reduction.

Exclusive Caterer

Catering St. Louis is the exclusive caterer.  They require a food and beverage minimum cost for the event.

Function Hours

All guests must depart Old Barn Inn or The Studio Inn at St. Albans at or before the event end time.   If the event continues after the scheduled end time the client will be subject to an additional $500.00 per hour labor charge (plus applicable taxes) for any hour or fraction of an hour. Facility usage for Wedding and Reception is a maximum of 5.5 hours.

Room Rental

Room rental fees at Old Barn Inn and The Studio Inn and rental items are subject to 6.475% applicable sales tax.

Access

Patron and any/all vendors are guaranteed access to the event room approximately two (2) hour prior to the start of the event unless otherwise arranged with the Catering Sales Manager. The Catering Sales Manager must be provided with a list of vendors with contact information prior to the event. Vendors are required to break down and clean up all of their supplies and accessories at the conclusion of the event. No storage will be provided for left items, and Old Barn Inn or The Studio Inn at St. Albans accepts no responsibility for lost or misplaced items. All vendors are independent contractors, Old Barn Inn or The Studio Inn at St. Albans does not assume any responsibility for their performance or contractual obligation made with the wedding party.  All vendors must vacate the premises no more than 30 minutes after the conclusion of the event.

Music & Entertainment

For the comfort and convenience of all our guests, Old Barn Inn or The Studio Inn at St. Albans reserves the right to monitor and/or control any audio transmission. DJ, band or any amplified entertainment must conclude at least thirty (30) minutes prior to the end time of the event. All outdoor amplified music must conclude no later than 10:30pm. Any event entertainment must contact the Catering Sales Manager prior to the event to discuss any/all power needs. Any additional power required is not the responsibility of Old Barn Inn or The Studio Inn at St. Albans.

Storage

Any materials shipped to Old Barn Inn or The Studio Inn at St. Albans must have prior approval from the Facility Manager. The Facility Manager must be provided with the times and contact information for any/all items to be delivered. Any materials shipped may arrive no earlier than two (2) days prior to the event and may not remain on the property after the event concludes. All materials must be clearly labeled with the name of the event and be addressed to the attention of the Facility Manager. Any shipping charges will be paid by the client. If any major handling is required on the part of Old Barn Inn or The Studio Inn at St. Albans, a handling charge will apply. Old Barn Inn or The Studio Inn at St. Albans accepts no responsibility for items stored or left on the property.

Decorations

The use of glitter, confetti or rice is not permitted inside Old Barn Inn or The Studio Inn at St. Albans or on the grounds. A clean up fee will be assessed if used. All candles require a glass enclosure and/or approval from the Facility Manager. The Event Manager must be consulted prior to the set-up of any displays, etc. The use of nails, staples, glue or any like materials is not permitted on any walls, doors or ceilings of any room.

Lost/Damaged Personal Property

No items are to be left on the premises following an event. Old Barn Inn or The Studio Inn at St. Albans assumes no responsibility for the damage or loss of any articles left on Old Barn Inn or The Studio Inn at St. Albans property prior to, during, or following the event. If staff determines an item has been left behind by a wedding or event guest, the item will be held at Old Barn Inn or The Studio Inn at St. Albans for a maximum of two (2) days.

Damaged Property

The client will be responsible for any damage to Old Barn Inn or The Studio Inn at St. Albans property and will be charged for any/all damages to the credit card on file for the event.

Weather and Environment

Old Barn Inn or The Studio Inn at St. Albans assumes no responsibility for weather or any external conditions including but not limited to, color of golf course grass, heat, rain, wind, insects, external noise, ancillary golf related noise, jet aircraft or construction noise. The effects of weather, environment and external factors are uncontrollable/unpredictable and will not affect the final invoice amount of any wedding or event.

Reception rental fees are for up to a 5-hour period & include round tables, venue chairs, glassware, silverware and china. In addition, rental fees include one guest book/gift table, one place card table, 3 high cocktail tables. Other tables are available for rent through Catering St. Louis. – Due to the residential setting, music cannot be extended past the end of the contracted event. Our exclusive caterer is Catering St. Louis, food and beverage minimums apply. Rental fees include 2 visits to the venue including either a 30 day or 90 day meeting in addition to one other visit after contract signing. To ensure access to the property, please make appointments 24 hours prior to a planned visit. Access to the property in excess of your two visits can be scheduled at $75 per hour (with a one hour minimum).

ǂFor private events, the rental of a shuttle is required. This is an additional cost, not included in the rental fee.
